WHAT WE DO HERE

Roofing services in Franklin County

Tear-off, deck inspection, dry-in and the new system, done in one pass with the yard and driveway cleared and magnet-swept at the end of each day.

Targeted work on the detail that is actually failing, rather than a replacement nobody needed. On a sound roof that is very often the honest answer.

Free inspection after any storm, with photographs and a factual write-up you keep either way.

Panel and standing seam systems for homes, shops, barns and light commercial buildings, with gauge and coating named in the estimate rather than implied.

Continuous aluminum with hidden hangers, plus the extensions that get water away from the slab.

A proper look rather than a glance from the driveway, written up with an image attached to every finding so nothing rests on taking our word.

LOCAL CONDITIONS

What roofs around Franklin County are up against

Franklin County divides into two quite different roofing problems: the town and corridor property out in the open, and the lake and timber country to the south where almost everything sits under heavy cover. What damages a roof is not the same in both.

Damp on shaded slopes

Under real tree cover a north slope stays wet for days after rain and a valley holding leaf litter never fully dries. That plane ages years ahead of the rest with nothing visible from the drive.

Spring hail

Cells track the corridor most springs and fall in narrow bands, so one part of the county can be hit while another is untouched. Hail bruises the mat without opening a hole, which is why it goes unrecorded.

Wind in the open stretches

Away from the timber a gust reaches a roofline with very little taken out of it. The seal strip fails at the rakes and the ridge and the shingle looks entirely normal from the road.

BUILT FOR FRANKLIN COUNTY

A roofer who knows both halves of this county

Property under heavy cover has a completely different set of problems from property in the open, and a contractor who mostly works one will miss what matters on the other. In this county you need both, sometimes on the same day.

We are based on Como St S in Sulphur Springs, about thirty minutes east. The crew that turns up is ours, and the company you ring about a warranty question in year four is the company that put the roof on.

Where a repair is the right answer we give it. Around here that is frequently the case, because the structure is sound and what has failed is a valley that has been holding litter for years, or flashing on an addition somebody put on decades ago.

Being a roofing contractor in Franklin County that covers all of it decides the pace. An inspection is a matter of days rather than weeks, and a call with water actively coming in gets seen the same morning.

Seasonal property is the other thing this county has more of than most. A leak nobody is present to notice runs for weeks, so on a lake place the useful thing is a look before the wet season rather than a call after one.

A proper look, not a glance

An inspection from a ladder at the edge is a guess. Ours takes about an hour and covers every plane.

You keep the evidence

The images and the written findings are yours regardless of what you decide or who does the work.

No single lump number. Each element is priced so the estimate can actually be checked.

ROOF SYSTEMS

Choosing a roof for a Franklin County property

A roofing contractor in Franklin County cannot name one best roof, because the setting changes the answer completely. A house under trees near the lake wants something different from one out by the highway. We fit all four of these systems, so the recommendation follows the building.

Architectural asphalt shingle roof installed in Northeast Texas
Most common here

Architectural asphalt shingle

Handles the heat, comes in impact-rated classes that some carriers credit, and is straightforward to repair years later. We install Owens Corning, GAF and CertainTeed systems so underlayment, starter, ridge and ventilation all come from one manufacturer under one warranty.

Standing seam metal roofing with concealed seams
Longest life

Standing seam metal

Concealed fasteners, nothing to back out, and a service life that often outlasts the owner. Under heavy cover it also sheds leaf litter far better than shingle, which matters where a valley fills every autumn. Hail damage on it is usually cosmetic rather than a leak path, because nothing penetrates the weather surface.

Metal building with a ribbed panel roof in Northeast Texas
Shops and barns

PBR, PBU and corrugated panel

Exposed-fastener panel covers more square footage around Franklin County than anything else. The steel routinely lasts forty years; the rubber washers under the screws do not, and that difference is most of what we deal with.

Crew installing white membrane on a low-slope roof
Low slope

TPO and modified bitumen

Used on commercial units, church additions and any residential section framed too flat for shingle. The specification matters less than the detailing at every edge and every drain.

WARNING SIGNS

Eight things worth a free look

Most of these can be checked from the ground in ten minutes, and in the timber country two of them matter considerably more than usual. If a couple sound familiar, book the inspection. Free genuinely means free, including the times a roofing contractor in Franklin County tells you nothing needs doing.

Roof condition documented during an inspection in Franklin County
01

Granules collecting where the water comes out

A handful of grit at the bottom of a downspout is the shingle shedding its protective layer. New roofs shed a little; one that fills the gutter every season is past halfway through its life.

02

Shingles you can lift by hand

Once the seal strip lets go the shingle is a flap rather than a waterproof surface. It is the most common wind damage there is and the hardest thing to see from the ground.

03

Dents in anything soft and metal

Vents, gutters, downspouts and flashing bruise before shingles show anything. If the metal is dimpled, the field almost certainly took the same hit.

04

Stains on a ceiling or in the attic

Water runs along the deck before it drops, so the wet patch is rarely under the hole. A stain means it has been getting in for a while.

05

Daylight through the roof deck

Stand in the attic mid-afternoon with the lights off. Pinpricks of light mean gaps, and gaps mean water and wildlife.

06

An attic that feels like an oven

Poor intake or exhaust cooks shingles from underneath and takes years off them. One of the simplest things to put right and the most often ignored.

07

One slope that looks older than the others

Shading is almost always the reason. A plane that stays wet for days ages years ahead of one that dries in an hour.

08

A valley that never seems to be clear

Leaf litter sitting in a valley keeps that channel permanently damp, and a permanently damp valley is where these roofs fail first.

STORM & INSURANCE

Getting storm damage on the record early

Hail bruising fractures the mat underneath the granules and the roof carries on shedding water exactly as before. Two seasons later, proving the storm did it becomes very difficult, which is why photographs taken while the damage is fresh matter more than almost anything else.

We would rather set out exactly what we do than imply more. The inspection costs nothing, everything is photographed, and what can be observed from the roof is written up factually for whoever is assessing it. Coverage and payment are decided by your carrier, never by us.

No part of a deductible can be waived, absorbed or discounted by a contractor under Texas law, so we do not offer it. If you need the date of a storm established, the National Weather Service office in Fort Worth keeps the reports for this region.

The evidence has a shelf life

Fresh damage photographs well and is unambiguous. Two seasons on, establishing what a storm did becomes genuinely difficult.

A claim is not always the right move

Where the work is smaller than the deductible, or the damage is wear rather than storm, we would rather tell you than file anyway.

PRICING

What actually moves the price of a roof

No roofing contractor in Franklin County cannot quote a roof accurately without seeing it, and any number given over the phone is a guess. These are the six things that move the figure, so the estimate makes sense when you read it.

Roof area and pitch

Everything is priced from the square, and steepness is the multiplier on top of it. It changes the labor, the safety setup and how fast the crew can work all day.

Layers coming off

Stripping one covering is straightforward enough. Stripping two or three means more labor on the roof, more weight to move and materially more disposal cost.

The condition of the deck

It is the only part of a roof that genuinely cannot be assessed in advance, so the rate is agreed before we start and you are shown photographs of anything replaced.

How complicated the roof is

Multiple planes, dormers and chimneys all add flashing and cutting, and every junction between them is somewhere water has to be handled properly or not at all.

What goes on it

The covering itself is only one part of the specification. Underlayment, starter course, ridge and ventilation all belong in the price and all belong in the estimate by name.

Where the building is

Access, ground conditions and the distance material has to travel across a property all show up as time on the day, and time is most of what any roof costs.

A price without a look is a guess. The inspection costs nothing, the photographs are yours, and the estimate sets out the work so it can be checked.

INSTALL DAY

Louder than you expect, shorter than you fear

Most single-family replacements across Franklin County are a one-day job. The crew arrives early, protects the ground and the landscaping, and works through in order. It is noisy while it happens and over faster than most people brace for.

Worth doing beforehand: move vehicles off the driveway, take fragile pictures off the walls, and plan any calls for somewhere other than directly under the roof deck. Pets are usually happier elsewhere for the day.

Under heavy cover we will flag any limbs overhanging the roof before the day, because anything touching a new covering takes granules off it within a season. On lake property access usually decides where the truck and the dumpster can sit.

What can extend a job is whatever turns up once the old covering is off. Decking is the one part nobody can assess in advance, so the estimate carries a per-sheet rate and we photograph anything we replace. You will know the number before we carry on rather than after.

Roof replacement under way on a property in Franklin County
1

Cover and strip

Beds, shrubs and paths protected first, then the existing covering comes off in a controlled way down to the boards underneath.

2

Repair and seal the deck

Any soft or delaminated sheets swapped out and photographed, then the underlayment goes on so the building is weathertight that same night.

3

Build the system back up

Starter course, field, every flashing detail, ridge and the ventilation, in that order and to the manufacturer’s written specification.

4

Clear up and walk it

The whole site is magnet-swept, everything is hauled away, and we walk the finished roof with you before anybody leaves.

COMMERCIAL & AGRICULTURAL

The square, churches and lake outbuildings

Mount Vernon carries most of the commercial roof for this county: older buildings around the square, churches, civic buildings, and the businesses strung along the corridor. Between them they cover nearly every kind of low-slope detail there is.

The older commercial buildings are their own work. Parapets, low-slope sections behind a facade and decades of previous repairs mean the survey spends its time at the edges and the terminations rather than in the middle of the roof.

South of town it is lake and acreage property instead, and the outbuildings there are mostly panel roofs of various vintages. On those the usual job is comprehensive fastener replacement rather than a new roof, because the steel and its coating routinely outlive the rubber washers under thousands of screws.

Buildings that sit unused for stretches accumulate the worst damage simply because nobody is there to notice it starting. A survey before a wet season is worth considerably more on those than on the house itself, and everything gets photographed so a decision can be made without a trip over.

Questions we get asked around here

Mount Vernon, Scroggins and Lake Cypress Springs all have their own page on this site, and we work the roads between them regularly. The whole county is about thirty minutes from our shop.

Yes. No charge, no obligation, and the photographs and written findings are yours whether you hire us or not. We do not recover the cost inside a later quote.

Yes, and that is how most of it works. We look at the roof, photograph everything, and send the written findings by email so you can decide without making a trip over.

Shading, almost always. A slope that stays damp for days after rain ages considerably faster than one that dries in an hour, and under heavy cover that difference can be several years across a single roof.

That is your carrier’s decision against your policy. We inspect for free, photograph what is there, and write it up factually so the claim is decided on evidence rather than recollection.
