THE SHORT VERSION

Roof installation in plain terms

A roof installation on new construction is a different job from replacing one, and the difference is mostly about what you get to decide. On a replacement, the deck, the pitch, the ventilation paths and often the material are already determined by the building. On a new roof every one of those is still open, which is the one and only chance to get them right without paying to undo something first.

01

The deck is the first roof installation decision and the one most often left to whatever arrives on the truck. Sheathing thickness, fastener pattern and the gaps between panels all matter, and they are all inexpensive at framing stage and expensive afterwards. We would rather look at the deck before anything covers it than infer its condition from the attic in fifteen years.

02

Ventilation is the second, and on a new build it can be designed rather than retrofitted. Intake at the soffit and exhaust at the ridge have to balance, and the time to establish that is while the soffit detail is still on paper. Almost every early-aged roof we look at in this county has an attic that was never able to breathe properly, and on a new roof that is entirely avoidable.

03

Flashing is the third, and it is the roof installation detail that decides whether the building leaks in year eight. Every place the roof meets a wall, a chimney, a porch or an addition is a detail that has to be formed and lapped correctly, and on new construction those details can be built in the right order with the other trades rather than worked around after the fact.

04

Material choice is genuinely open on a new roof, which it rarely is on a replacement. There is nothing to match, so the decision can be made on how long you intend to own the building and what the elevation suits. Asphalt shingle, standing seam and exposed-fastener panel are all reasonable answers on a new build here, and they are very different numbers.

05

The last difference is scheduling. A roof installation on new construction sits inside somebody else’s program, and getting the building dried in at the right moment is what keeps every trade behind us working. We would rather commit to a realistic date and hold it than promise an early one and move it.

IN DETAIL

The deck is the part nobody sees again

Everything a roof installation does rests on its deck, and once the underlayment is down nobody looks at it again for the life of the building. That makes the framing stage the only sensible time to check it, and it takes very little effort compared with what it costs to discover a problem through a ceiling later.

Three things matter. Sheathing has to be thick enough for the rafter or truss spacing it is spanning, because an under-specified deck flexes underfoot and eventually at its fasteners. The nailing pattern has to be right, because a panel fixed at the wrong spacing is a wind problem rather than a water one. And the small gaps between panels exist deliberately, to let sheathing expand without buckling, so a deck laid tight will telegraph ridges through the covering.

On new construction we photograph the deck before anything goes over it, and that record is worth having for the same reason an inspection report is: it establishes what the building actually had at the start rather than what anybody remembers about it. The National Roofing Contractors Association publishes the deck preparation guidance a roof installation is carried out to.

WARNING SIGNS

When a roof installation is the job rather than a replacement

These are the situations this page covers. If there is an existing roof coming off, our replacement page is the one you want.

01

A new house or a new building going up, from the frame.

02

An addition, a sunroom or a rear extension that needs tying into an existing roof.

03

A detached garage, workshop or equipment shed being built from scratch.

04

A barndominium or metal building where the roof is part of the structure.

05

A porch, carport or patio cover being added to an existing house.

06

A re-roof following a structural change, where the pitch or the framing has altered.

What we install on new construction

Four systems cover almost every new roof we quote here, and on a new build the choice is genuinely open because there is nothing to match.

Architectural Shingle

The default on new houses. Good service life, a wide color range, and the least expensive of these to install.

Impact-Rated Shingle

A heavier mat rated to UL 2218 Class 4. Worth considering here, and some carriers apply a credit for it.

Standing Seam Metal

Concealed fasteners and the longest service life we install. Costs more and suits somebody staying in the building.

Exposed-Fastener Panel

PBR, PBU or corrugated on shops, barns and agricultural buildings, where cost per square foot is what matters.

Ask for the calculation

On a new roof it is entirely reasonable to ask what the intake and exhaust areas actually are rather than being told the roof is vented. Ours goes in the estimate as a number, because that is the form in which it can be checked.

THE DETAIL THAT MATTERS

Ventilation is easy now and expensive later

A roof installation is designed to breathe, and on new construction that is a calculation rather than a guess. Air enters low at the soffit, moves up through the rafter bays, and leaves at the ridge. Intake and exhaust have to be roughly balanced for that to happen, and the numbers come from the attic area rather than from what looks reasonable.

What goes wrong on new builds is almost always intake. Ridge vent gets installed because it is visible and specified, and then the soffit is closed with a solid panel, or insulation is packed into the eave and blocks the bays. The roof then pulls its air from wherever it can find it, which is usually the house, and the attic runs hot and damp regardless of how much exhaust is on the ridge.

Getting it right at the start costs almost nothing. Baffles at the eave to hold the bays open, an intake area matched to the exhaust, and the soffit detail agreed before it is closed up. Doing the same thing afterwards means opening soffits and moving insulation, which is real money for a result that could have been free.

Installation, replacement, and why they are priced differently

The obvious roof installation difference is tear-off. A replacement carries the labor of removing the old covering and the cost of disposing of it, and neither exists on a new build. That is real money and it is why a new roof of the same size and material generally comes in lower than replacing one.

The less obvious difference runs the other way. New construction means working inside somebody else’s program, in sequence with framers, siders and everybody who needs the building dried in before they can start. It often means going twice: once to dry in and once to finish. That sequencing has a cost, and pretending it does not is how a schedule slips.

What is genuinely less expensive on a new roof is everything that would be a retrofit later. Ventilation designed rather than added, flashing built in order with the wall rather than tucked in afterwards, and a deck that is right before it is covered. Those three are where most of the expensive problems on ten-year-old roofs began, and on a new roof they cost almost nothing.

Where an existing roof is coming off, the work and the pricing are set out on our roof replacement page instead. If you are not sure which situation you are in, the free inspection will settle it and there is no charge either way.

Straight answers, free of charge

The inspection, the photographs and the written estimate cost nothing and commit you to nothing. If the honest answer is that the work can wait, that is what the estimate will say.

PRICING

What drives a roof installation price

Area And Pitch

Square footage first, then how steep it is, because a steep roof is slower and needs more setup.

Covering Specified

Architectural shingle, impact-rated shingle, standing seam and exposed-fastener panel are very different numbers.

Roof Geometry

Valleys, dormers, hips and every penetration are detail work, and detail work is hours rather than materials.

Ventilation Scheme

Ridge, soffit, baffles and any powered or static units, sized to the attic rather than estimated.

Sequencing

A build that needs a separate dry-in visit and a return to finish costs more than a single continuous run.

Access And Site

Height, ground conditions, and whether material can be lifted where it is needed all change the day.

WORTH AVOIDING

Four things worth settling before the roof goes on

01

The Ventilation Numbers

Intake and exhaust areas as figures rather than a general assurance, agreed before the soffit is closed.

02

The Underlayment

Synthetic or self-adhered, and where ice-and-water membrane goes. It is the second line of defense and it belongs in writing.

03

Flashing Material And Sequence

Which details are formed, in what material, and at what point in the build relative to the other trades.

04

Warranty Registration

Manufacturer coverage generally requires registration. It takes minutes at handover and cannot be done later.

New metal building under construction in Northeast Texas
LOCALLY

New construction around Northeast Texas

A good share of the roof installation work we do around here is not on houses. They are shops, equipment sheds, detached garages and barndominiums on acreage between Sulphur Springs, Winnsboro, Quitman and Mount Vernon, and on those buildings the roof is frequently part of the structure rather than something applied to it. That changes the conversation from covering to system.

On houses, the pattern is additions as much as new builds. A rear extension, a sunroom or a covered patio has to tie into an existing roof, and the junction between the new and the old is where the whole job succeeds or fails. Those transitions are frequently at a shallower pitch than the main roof, which is exactly the situation where shingle stops being appropriate and a metal or membrane section is the honest answer.

Climate drives the material conversation here more than it does further north. Summers put a genuine load on an asphalt mat and on an attic, so ventilation is not a refinement, and spring brings hail, which is why impact-rated coverings come up on almost every new build. Owens Corning, whose products we install as a Preferred Contractor, publish the installation instructions their warranties depend on.

The practical local advantage is being an hour or less from most of these towns. Dry-in dates on a build move, and a roofer who can shift a day without losing a week is worth more to a schedule than one dispatching from further away. Our yard is on Como Street and the number has not changed.

FAQ

Questions about roof installation

Whether there is an existing roof coming off. A replacement carries a tear-off and disposal and works around a deck, pitch and ventilation paths that are already fixed. A new roof installation has none of that, so the deck can be checked before it is covered, the ventilation can be designed rather than retrofitted, and the material choice is genuinely open because there is nothing to match.

Yes, and a good share of our new construction work comes that way. The part that matters most is the dry-in date, because everything behind us depends on it. We would rather commit to a realistic date and hold it than promise an early one and move it.

Yes, and it is one of the more common jobs on this page. The junction between new and existing is where these projects succeed or fail, and additions are often at a shallower pitch than the main roof. Where that pitch is too low for shingle we will say so and specify a metal or membrane section instead of installing something that will leak.

Two. The manufacturer covers the materials, and that coverage generally requires registration, which we complete at handover because it cannot be done retrospectively. Our own ten-year workmanship warranty covers the installation and is issued to you in writing.

It is worth pricing, because on a new roof you are choosing freely rather than matching something. A Class 4 rated covering carries a heavier mat and stands up better to the hail that comes through here most springs, and some carriers apply a credit for it. What that credit is worth varies by carrier, so the figure to trust is the one your own insurer quotes you.
